About Oberlin24

Oberlin24 is an AI bookkeeper for rental-property owners. It keeps your books Schedule-E-ready year round, so filing season is an export, not a scramble.

What Oberlin24 does

Most landlords do not have a bookkeeping problem so much as a tax-readiness problem: the numbers exist, scattered across bank feeds, receipts, and a decade of returns, but they are never in one place in the shape the IRS asks for. Oberlin24 closes that gap. It connects your bank (through Plaid) or cleans up your QuickBooks in place, then does the ongoing work a bookkeeper would:

There is also an assistant you can ask in plain English, on the web, on iPhone, or over Telegram, and it always shows a preview before it changes anything.

Why we write this blog

The rental-tax questions that cost owners the most money are rarely the obvious ones. It is the depreciation you have to recapture at sale, the suspended losses that release when you finally sell, the repair that should have been capitalized (or the improvement that should not have been). We keep these books for a living, so we write about the parts that actually surprise people at filing time, with worked numbers rather than generic advice.

Everything on the blog is written and published by the Oberlin24 team. The numbers come from real Schedule E bookkeeping, the rules cite the IRS publications they come from, and every article gets an accuracy pass before it goes live. It is educational content to help you ask your CPA the right questions. It is not tax advice.
