Schedule E expense categorizer

Type a rental expense the way it reads on your bank statement. It shows the Schedule E line it belongs on, using the same AI that powers the Oberlin24 assistant.

Try: “propane”, “furnace repair”, “Waste Management”, “landlord insurance”, “PG&E”.

Educational estimate, not tax advice. A real account’s tax mapping depends on its type/subtype, not just its name (see below). Confirm with your CPA.

How the categorizer decides

Schedule E (Form 1040) reports rental income and expenses, with 15 expense lines (5–19). This tool sends what you type to the same model the Oberlin24 AI uses, which maps it to one line, and falls back to a keyword match if it’s ever offline. It’s the real brain behind the AI, running on the free tool.

One trap to watch: name vs. subtype

In QuickBooks, the tax line is set by an account’s underlying AccountSubType, not its name. We’ve seen an account named “Maintenance and Repairs” whose subtype rolled it to Schedule E Other, so a real $450 repair never hit line 14. Categorize by what the expense is, then verify the account maps to the right line by subtype. More in how to categorize rental expenses for Schedule E.
